What I do

I'm an Associate Professor at the Burns School of Real Estate and Construction Management in the Daniels College of Business at the University of Denver. I'm a regenerative practitioner who applies regenerative development principles in my research and teaching. I'm involved in several projects in Denver that seek to apply regenerative development principles to new development projects in the city with the goal of increasing social justice and environmental regeneration. I am also actively developing new curriculum that integrates community engaged scholarship and learning.

Professional Biography

Dr. Mueller is an Associate Professor who joined the faculty of the Franklin L. Burns School of Real Estate and Construction Management in the fall of 2016. Prior to joining the University of Denver, Dr. Mueller was a consultant for several large international consulting firms, a private consultant to real estate developers in Colorado and the Northeast, and an instructor at Colorado State University and Regis University. Dr. Mueller holds a Ph.D. and M.A. in Economics from Colorado State University, a M.S. in Real Estate and Construction Management from University of Denver, and a B.B.A. in Finance and Environmental Studies from Emory University. Dr. Mueller has taught as an instructor and teaching assistant in the Economics department at Colorado State University, and as an adjunct faculty at Regis and University of Denver. Dr. Mueller has taught Real Estate Capital Markets at Daniels as an adjunct, and is currently teaching Triple Bottom Line and the Built Environment, Real Estate Market Analysis, Income Property Finance, and NAIOP Rocky Mountain Real Estate Challenge.

Dr. Mueller has published articles in many top journals including the Journal of Real Estate Research, Journal of Property Investment and Finance, Journal of Sustainable Real Estate, Journal of Real Estate Portfolio Management, and Journal of Real Estate Literature, and European Journal of Information Systems. His research interests are wide ranging from regenerative development, affordable housing, zoning, walkability, and ESG to real estate portfolio optimization, transportation behavior, and macroeconomic determinants of real estate investment. Most recently, Dr. Mueller won the 2022 American Real Estate Society Manuscript Prize for Best Real Estate Cycles paper, the 2019 African Real Estate Society Manuscript Prize for Best Real Estate Investments paper, and the 2016 Manuscript Prize from the American Real Estate Society for Best Office Buildings/Office Parks paper.

In his free time, Dr. Mueller enjoys skiing, mountain biking, home brewing, and picking bluegrass with his friends.

Research

My current research interests are focused around applying regenerative development principles to the built environment. I am currently working on projects in regenerative development thought leadership, and environmental social governance (ESG), affordable housing, and mapping UN development indicators. Previous research has led to explore zoning and walkability, transportation behavior, macroeconomic determinants of real estate returns, and real estate's role in mixed asset portfolios.
